Before you start

  • An email address you can open (or a Google account).
  • Your accommodation place's ID (УИН) from your ESTI account.
  • The property's address and, if you let separate rooms, their numbers and floors.
  1. Step 1

    Create your account

    Open the sign-up page and enter your business name (or your own name) and email. You can also use “Sign up with Google”.

    You'll get a 6-digit code by email. Enter it, choose a password (at least 8 characters) and accept the Terms. The code is valid for 15 minutes — if it runs out, press “Resend code”.

    The first 6 months are free, however many properties you have. No card details needed.

  2. Step 2

    Add your property

    In the dashboard open “Properties & rooms”. Under “Add a property” fill in the property name, the ESTI accommodation-place ID and the address, then press “Add property”.

    Name the property the way your Airbnb or Booking.com listing is called — that name is how bookings from your emails are matched to the right property.

    The ID is the accommodation place's unique number (УИН) shown in your account on esti.tourism.government.bg. It goes into the ESTI files, so copy it exactly.

  3. Step 3

    Add the rooms (if there's more than one)

    ESTI wants a room and floor for every guest. Under the property press “Add room” and enter the floor and room/apartment number. If you let the whole property, one room is enough.

    “Set as default” picks the room new bookings get automatically. You can change it for a single booking on the Bookings page.

  4. Step 4

    Company (optional)

    If you rent out through a company or sole trader, add it under “Add a company” and choose it for the property. Its ЕИК goes into the ESTI register (xls).

  5. Step 5

    Prices (for your personal site)

    On the same page, under the property's Pricing, set the base nightly rate, how many guests it covers and the maximum number of guests. Prices are only needed for the direct-booking form on your personal site; ESTI doesn't need them.

  6. Step 6

    Next step: sync your bookings

    Connect Airbnb and/or Booking.com so bookings arrive by themselves. If you prefer, you can also enter them by hand from Bookings → “Add booking manually”.

Questions about this step

Do I need my ESTI ID to start?

You can add the property without it and fill it in later, but it must be there before your first ESTI export — without it the file won't be recognised.

Can I manage several properties from one account?

Yes. Add each property separately under Properties & rooms. Each has its own rooms, calendar links, guest guide and site.

Can I rename a property later?

Yes, but its guide and site addresses change and the old links stop working. If bookings come in from emails, update the listing name too, or add the old name under “Property name matching”.
