When one apartment is listed on Airbnb, Booking.com and for direct booking, the biggest risk is a double booking. Smarthoster-bg brings every booking into one calendar and keeps the dates in sync.

Where bookings come from

  • Airbnb: from the property's iCal link and/or the confirmation emails in Gmail, which add the guest's name, guest count and price.
  • Booking.com: from the property's iCal link. Gmail adds the booking number, guest count and price.
  • Direct bookings: you add them yourself, or they come from requests on the property's site.

No duplicate bookings

Both the calendar and the emails are matched on the platform's real reservation code, so one booking stays one row wherever it came from.

The iCal calendar leads on dates: an extension or early check-out updates the existing booking. Airbnb's "Not available" blocks aren't bookings and aren't imported.

Two-way sync

Every property has its own iCal link that you add to Airbnb and Booking.com. It carries your direct bookings and the dates you blocked (renovation, a personal stay), so they're closed on both platforms.

Airbnb and Booking.com bookings aren't exported back through our link, so blocked dates don't bounce between the platforms. Link Airbnb and Booking.com to each other directly with their own iCal links.

Overlap alerts

If two bookings ever overlap, the calendar warns you straight away, so you can act before the guest arrives.

How fast it updates

Airbnb and Booking.com read iCal calendars periodically, not instantly, usually every few hours. For a same-day booking it's worth checking both platforms.

What the calendar feeds

  • ESTI registration links are created automatically for every imported booking.
  • Your cleaning team gets the list in Telegram in the morning when there's cleaning to do.
  • The Today screen shows who arrives, who leaves and which properties need cleaning.

Frequently asked questions

Do I need a channel manager?

For one or a few properties on Airbnb and Booking.com usually not: iCal sync and the shared calendar cover the dates. A channel manager is for managing prices centrally too.

Are prices synced?

No. iCal only carries booked and free dates. Each platform's prices are managed on that platform.

Will Booking.com bookings show up on Airbnb?

Yes, if you link the two platforms directly with their iCal links. Our link carries only your direct bookings and the dates you blocked.

Do I have to connect Gmail?

No. iCal is enough for the dates. Gmail adds the guest's name, guest count and price, and for Airbnb it can replace iCal.
