Guests who have stayed with you before would often book directly if they could. Smarthoster-bg gives every property its own site, where a guest sees the free dates and the price and sends a request straight to you, with no platform commission.
Your property's site in a minute
Paste your Airbnb listing link and the site fills itself in: photos, title, description, rating and review count, in English and Bulgarian. Pick the photos and the cover, edit anything, and publish.
Request, confirmation, message
- The guest picks dates, sees the availability and the price for them, and sends a request.
- The request waits on your Bookings page. You can change the price (a discount, say), preview the message to the guest and confirm with one click.
- A confirmed request goes into your calendar and closes the dates on Airbnb and Booking.com through iCal.
- Every guest has their own stay page with the status, dates, online registration and the guest guide until check-out.
Online card payments
Payment goes through your own myPOS online store: the money goes straight to you, not through us. The payment link is sent the day before arrival, so the payment and the stay fall in the same month.
For companies the app issues a sale registration document under Ordinance Н-18 for every payment and prepares the monthly file for the tax agency (НАП). myPOS charges its own card fee.
Terms and policies
The site shows your terms and conditions, cancellation policy and refund policy, and your seller details. The guest accepts them when sending a request, and myPOS requires them for the online store.
Guest guide
The site comes with a guide of local recommendations, itineraries and instructions. The Wi-Fi password, check-in video and phone numbers are shown only to guests with their personal link.
Frequently asked questions
Does Smarthoster-bg take a commission on direct bookings?
No. The price is €0.30 per completed ESTI registration, with the first 6 months free. If you take cards, myPOS charges its own fee.
Do I need my own domain?
No. Every property gets an address on smarthoster-bg.com that you can share with guests and on social media.
Can I take payments without being a company?
Yes. In Settings you choose whether you're a private landlord or a company. Ordinance Н-18 documents are issued only for companies.
What if the guest doesn't pay?
You're notified on check-in day if the stay is still unpaid. You then decide whether to cancel the booking under your terms.
